When Zurich Insurance set its sights on a new North American corporate headquarters, a 39-acre portion of the former Motorola campus needed extensive redevelopment. Our team was brought in for our full suite of Land Development consulting services and addressed key challenges involving boundary & re-subdivision of the land, site balance and earthwork phasing related to a buried historic pond under the property that required pre-consolidation, stormwater management solutions that created attractive employee amenities as well as site views from the adjacent state highway, a new campus roadway with offsite intersection improvements, and coordination with the architect and landscape architect to bring the vision to life. Today the Zurich team enjoys a stunning 800,000-square-foot office space that is a highlight of the northwest suburb corridor in Chicagoland.

Project highlights:
- Site earthwork was particularly challenging due to accounting for the presence of a historic, buried pond, tying site grades to different building foundation elevations—including a lower courtyard that demanded extensive waterproofing solutions—and accommodating a 20-foot site grade differential. A pre-consolidation program over this area was coordinated into the overall project schedule to maintain the aggressive move-in requirements of Zurich.
- Soil conditions were carefully analyzed and projected settlement factored into earthwork balance calculations.
- Stormwater detention needed to account for two separate drainage areas and were designed per Metropolitan Water Reclamation District of Greater Chicago requirements.
- The project also required close coordination with the Village of Schaumburg regarding the extensive relocation of water main and sanitary sewer to and through the site as part of the overall redevelopment plan for the old Motorola Campus.
- We coordinated the relocation of a network of telecommunication cables that had to be maintained for the remaining Motorola facility.
- Work included expansive areas of greenspace that covered half the site, including courtyards, gardens, walking trails and other site amenities, as well as close coordination with the Illinois Tollway to harmonize site improvements with the concurrent expansion of the adjacent interstate.
